Land and area

Convert between the units land is actually transacted in across India, work out an irregular plot area, and price a parcel including the cost of buying it.

  • Area unit converter

    Indian land is quoted in a different unit every 200 kilometres. Convert one measurement into every unit at once, with the exact factor applied shown next to each result.

  • Plot area from dimensions

    Enter measured boundary lengths and get the plot area. For irregular sites the calculation splits the plot into two triangles across a measured diagonal, which is the method a site survey actually uses.

  • Price per square foot

    Convert an asking price into every rate basis at once, so you can compare a per-cent quote in one town against a per-square-foot quote in the next.

  • Land acquisition cost

    The price is not the cost. Add the statutory and transaction charges you will actually pay and see the effective rate per square foot that belongs in your appraisal.

Planning and capacity

Turn a plot and its planning parameters into buildable area, footprint, saleable area and the carpet figure a buyer is entitled to.

  • FSI / FAR buildable area

    Enter the plot, the area you will surrender, and the base and premium FSI your authority permits. Get the built-up area the site can legally carry, split by entitlement.

  • Ground coverage

    Work forwards from a permitted coverage percentage to the footprint you may build, or backwards from a measured footprint to the coverage you are consuming.

  • Carpet, built-up, super built-up

    Enter whichever area you actually know and get the other two, with the loading between carpet and the quoted super built-up figure made explicit.

  • Saleable area and efficiency

    Take a total built area down to what you can actually sell after services, circulation and amenity, then back up to the super built-up figure you would quote.

Construction quantities

Concrete, masonry, steel, plaster and flooring quantities from dimensions you measure, with the mix ratios and wastage kept visible and editable.

  • Concrete volume

    Enter member dimensions and counts to get net concrete volume, the wastage allowance you choose, and the volume to order.

  • Cement, sand and aggregate

    Convert a concrete volume into cement bags, sand and coarse aggregate using your own nominal mix ratio and dry-volume factor.

  • Brick quantity

    Enter wall dimensions, brick size and mortar joint to get the brick count including wastage, plus the mortar cement and sand it consumes.

  • Block masonry (AAC / concrete)

    The same wall arithmetic for AAC or solid concrete blocks, where the larger unit size and thinner joint change both the count and the mortar consumed.

  • Steel bar weight

    Convert bar diameter, length and count into kilograms and tonnes using the d²/162 unit-weight rule, with a wastage and lap allowance you set.

  • Slab concrete and steel

    Concrete volume for a floor slab from length, breadth and thickness, plus indicative reinforcement weight at the steel intensity you specify.

  • Beam concrete and steel

    Concrete volume for beams from span, width and depth, multiplied across the number of identical beams, with an indicative reinforcement weight.

  • Column concrete and steel

    Concrete volume for columns from section size and height, across the number of columns, with an indicative reinforcement weight.

  • Footing concrete

    Concrete volume for isolated pad footings from plan size and depth, across the number of footings, with an indicative reinforcement weight.

  • Plaster cement and sand

    Enter the area to be plastered, the thickness in millimetres and your mortar ratio to get cement bags and sand.

  • Tile and flooring

    Convert a floor area and a tile size into the number of tiles, the boxes to order and the purchase area, with the grout joint accounted for.

Cost and commercial

Build-up cost, residual land value, joint development splits, developer profit and the price at which a scheme stops working.

  • Construction cost build-up

    Turn a built-up area and the rate you have been quoted into a full development construction budget, with professional fees, statutory charges, external works, escalation and contingency shown as separate, editable lines.

Calculated, assumed and verified are not the same thing

Everything these pages return is calculated arithmetic on values you typed. Mix ratios, dry-volume factors, wastage allowances and efficiency percentages are assumptions — visible and editable, never hidden in the answer. Planning parameters, statutory rates, structural design and market rates are verified data that must come from the competent authority or a qualified professional. DevPartner publishes none of them.
