Terms of Use

These Terms of Use ("Terms") constitute a binding agreement between you ("User", "you") and DevPartner("DevPartner", "we", "us") governing your access to and use of the website, mobile interfaces, APIs and related services (collectively, the "Platform"). By accessing the Platform you agree to be bound by these Terms. If you do not agree, do not use the Platform.

1. What DevPartner is — and is not

DevPartner is a landowner decision-support tool. It produces indicative estimates of development potential, joint-venture share ranges and suggested next steps based on user inputs and publicly available regulatory rule-sets. DevPartner is not:

  • a real-estate broker, agent or marketplace;
  • a chartered architect, planner, valuer, surveyor, advocate or chartered accountant;
  • a financial adviser, investment adviser, lender or RERA-registered promoter; and
  • a substitute for a professional feasibility study, statutory approvals or legal due diligence.

Outputs are indicative only. Final development outcomes depend on local Development Control Regulations (DCR), zoning, master plans, plan sanctions, title, encumbrances, market conditions and many other factors outside DevPartner's control.

2. Eligibility

You must be at least 18 years of age and competent to contract under the Indian Contract Act, 1872. By using the Platform you represent that any land details you submit relate to property you own, are authorised to act for, or are evaluating in good faith.

3. Accounts & security

You are responsible for safeguarding your credentials and for all activity under your account. Notify us promptly of any unauthorised use. We may suspend or terminate accounts that violate these Terms, applicable law or platform integrity.

4. User content & licence

Land details, documents, notes and other content you upload remain yours. You grant DevPartner a worldwide, non-exclusive, royalty-free licence to host, process and display such content solely to operate the Platform and provide the service to you. You warrant that your content does not infringe third-party rights and is not unlawful, misleading or defamatory.

5. Acceptable use

You agree not to:

  • scrape, reverse-engineer or interfere with the Platform;
  • misrepresent ownership of, or rights over, a parcel;
  • upload malware or unlawful content; or
  • use outputs to mislead third parties about regulatory entitlements.

6. Fees, plans & freemium quotas

Certain features are offered free subject to monthly quotas, while professional feasibility studies, partner hand-offs and enterprise features may be paid. Pricing, quotas and inclusions are displayed at the point of purchase and may change on prospective notice. All fees are exclusive of applicable GST unless stated.

7. Third-party partners

The Platform may hand you off to independent third parties (e.g. DevPartner, Buildraa, Dwellraa, Lendraa, developers, lenders or consultants). DevPartner does not endorse, employ or guarantee any third party and is not party to your dealings with them. Their terms and pricing govern your relationship with them.

8. Intellectual property

The Platform, including its rule-sets, models, UI, code and documentation, is owned by DevPartner and protected by Indian and international IP laws. Except for the limited licence to use the Platform, no rights are granted to you.

9. Disclaimer of warranties

The Platform and all outputs are provided "as is" and "as available"without warranty of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy and non-infringement. DevPartner does not warrant that outputs reflect sanctioned plans, current regulations or achievable commercial terms.

10. Limitation of liability

To the maximum extent permitted by law, DevPartner's aggregate liability arising out of or relating to the Platform shall not exceed the higher of (a) the fees paid by you to DevPartner in the twelve (12) months preceding the claim, or (b) INR 5,000. DevPartner shall not be liable for any indirect, incidental, special, consequential, punitive or exemplary damages, or for loss of profit, goodwill, data or opportunity, even if advised of the possibility.

11. Indemnity

You agree to indemnify and hold harmless DevPartner, its affiliates, directors, employees and agents from claims arising out of (i) your content, (ii) your breach of these Terms, or (iii) your violation of any law or third-party right.

12. Suspension & termination

We may suspend or terminate your access at any time for breach, suspected fraud or to protect the Platform. You may close your account at any time from your profile settings.

13. Governing law & jurisdiction

These Terms are governed by the laws of India. Subject to the arbitration clause below, courts at Chennai, Tamil Nadu shall have exclusive jurisdiction.

14. Dispute resolution

Any dispute, controversy or claim arising out of or relating to these Terms shall be referred to and finally resolved by arbitration under the Arbitration and Conciliation Act, 1996, by a sole arbitrator appointed by DevPartner. The seat and venue shall be Chennai and the language English.

15. Changes

We may update these Terms from time to time. Material changes will be notified by email or in-app notice. Continued use after the effective date constitutes acceptance.
