Transaction cost is real cost

Acquisition charges in India commonly add between six and eleven percent to the headline price once stamp duty, registration, brokerage and a credible legal budget are included. On a ₹25 crore parcel that is between ₹1.5 crore and ₹2.75 crore of capital that never becomes land and never becomes building — but does have to be recovered from sales.

Appraisals that carry only the consideration systematically overstate returns. Carry the all-in figure into your residual land value and profit calculations, and the number you can defend in an investment committee changes.

Why no rate is pre-filled

Stamp duty is a state subject. The rate depends on the state, sometimes the municipal corporation, the instrument type, whether the buyer is an individual, a woman, a company or an LLP, and the guideline value of the property rather than the agreed price. Concessions are announced and withdrawn mid-year.

A published default would be read as advice and would be wrong for most visitors. Confirm the applicable rate with the sub-registrar's office or your conveyancing counsel and enter it here. Where duty is charged on guideline value that exceeds your agreed price, enter the percentage that reproduces the actual duty amount.

Costs this calculator deliberately excludes

Conversion or layout charges, development charges, betterment levy, external infrastructure charges, TDS on the purchase, capital gains implications for the seller that get pushed into pricing, and holding cost between agreement and completion. Some of these belong in construction cost, some in finance cost, and all of them are site-specific.

Worked example

On a ₹10 crore consideration with 7% duty, 1% registration and 2% brokerage entered by the buyer, plus ₹15 lakh of legal and diligence cost and ₹5 lakh of other cost, the transaction adds ₹1.2 crore. The land lands at ₹11.2 crore — a 12% loading over the headline price, and the number every subsequent feasibility should use.

Change any one rate and the loading moves immediately, which is the point: these are inputs, not constants.

What is the total cost of buying land in India?
The agreed consideration plus stamp duty, registration charges, brokerage, legal and due diligence fees, and site-specific costs such as survey, mutation and boundary works. Transaction costs typically add six to eleven percent, but the exact figure depends on your state's duty rate and how the deal is brokered.
Is stamp duty charged on the agreed price or the guideline value?
Duty is charged on the higher of the agreed consideration and the government guideline or circle value. If the guideline value exceeds your price, your effective duty percentage against the price you pay will be higher than the headline rate.
Should acquisition cost or land price go into a feasibility appraisal?
