Rates only compare on one basis

A seller quoting ₹4,50,000 per cent and a seller quoting ₹1,000 per square foot are quoting almost the same land price — ₹1,033 and ₹1,000 per square foot respectively. Without conversion, the first sounds like a different asset class. Converting every quote to rupees per square foot before comparison is the single highest-return habit in Indian land sourcing.

For development land, the more useful denominator is often rupees per square foot of buildable area rather than of land. A ₹1,500 per square foot site at FSI 2.0 carries the same land cost per saleable foot as a ₹750 site at FSI 1.0. The FSI calculator gives you the buildable area; divide the land price by that figure.

What a rate does not tell you

Rate says nothing about frontage, road width, shape efficiency, approach, title quality or the deductions the planning authority will demand. Two parcels at an identical rate can differ by twenty percent in the value they eventually produce.

This calculator is arithmetic on numbers you supply. It contains no market data, no guideline value and no view on whether the price is fair — those require local comparables and a title review.

Worked example

A ₹1.2 crore apartment quoted on 1,200 sq ft super built-up is ₹10,000 per sq ft. The same flat has 860 sq ft of carpet, so on carpet the true rate is ₹13,953 per sq ft. A competing flat at ₹9,600 per sq ft super built-up but with 30% loading works out dearer on carpet.

Always restate both offers on the same basis before deciding which is cheaper.

Mistakes when comparing rates

Comparing a carpet-basis rate with a super-built-up rate, which is the single most common way two prices are made to look comparable when they are not.

Excluding floor rise, parking, club charges, maintenance advance and registration from the numerator while the competing quote includes them.

Using the rate as if it were a valuation. A rate is a ratio of two numbers you supplied, not evidence of what the market will pay.

Limits of a per-square-foot rate

Rates flatten everything that makes one property different from another: floor, aspect, frontage, approach road width, encumbrance, age and remaining lease. Two identical rates can describe very different assets.

For land, per-square-foot rates also hide what the site can be built to. A cheaper rate on a plot with lower permissible intensity is often the more expensive purchase.

Frequently asked questions

How do I convert price per cent to price per square foot?
Divide the price per cent by 435.6, because one cent is 435.6 square feet. A quote of ₹4,35,600 per cent is exactly ₹1,000 per square foot.
Should I compare land on rate per square foot or rate per buildable foot?
For development sites, rate per buildable square foot is the decision-relevant number, because it reflects how much saleable product the land actually carries. Rate per land square foot is only comparable between sites with the same FSI and the same efficiency.
Does this include stamp duty and registration?

Should I compare rates on carpet or super built-up area?
Compare on whichever basis you can obtain for both properties, and state it. Carpet is the most honest basis because it is the space you occupy and it is the figure with statutory meaning under RERA, but a carpet rate looks far higher than a super built-up rate for the same flat. The error is mixing the two, not choosing one.
