Parking Feasibility Before Design: How Parking Quietly Caps Apartment Yield
Standards, ramps, circulation and basement efficiency decide how much FSI you can actually build
Parking is usually treated as a design output. In feasibility it is a constraint that can cut usable yield before a single plan is drawn. This draft sets out the test order, the geometry that governs, and the checks to run before you price land.
Direct answer: Parking is not a post-design detail. In dense urban sites it is frequently the binding constraint on how much of the permitted FSI you can actually build and sell. Test parking capacity before you fix unit mix or bid for land: derive the required bays from the local standard, check whether the site geometry can physically hold them at a realistic efficiency, and only then convert FSI into saleable area.
Why parking binds before FSI does
Permitted FSI tells you how much floor area you may build. Parking tells you how many units you may realistically sell. If the local standard requires (assumption) one bay per dwelling unit plus visitor provision, and the site can only physically accommodate 70% of that count, the scheme is capped by parking — regardless of the index.
Because parking floors are often free of FSI, developers assume they are also free of consequence. They are not: they consume excavation, structure, ventilation, fire systems, ramps and time.
The test order
- Establish the standard. Bays per dwelling unit, per 100 sq m of built area, or per unit-size band, plus visitor and two-wheeler provision. This is jurisdiction-specific and revised periodically. The Model Building Bye-Laws, 2016 and the National Building Code of India, 2016 provide the model structure that many state bye-laws follow, but the binding numbers are local: cite the parking clause of the governing development control regulation or building bye-law, with its date.
- Convert the scheme into a bay requirement across each FSI scenario, including any premium-FSI upside.
- Test physical capacity — basement footprint, permissible basement extent under setbacks, podium option, stack/mechanical parking acceptability.
- Apply a realistic area-per-bay including aisles, columns, ramps, services and lift cores. Efficiency, not the bay itself, decides the answer.
- Iterate the unit count downwards until parking closes, or add a parking level and re-cost.
- Only then fix unit mix and revenue.
The geometry that governs
- Area per bay including circulation. A bay is small; a parked car served by an aisle is much larger. Typical planning allowances used in Indian practice sit in a wide band. Adopt the area-per-bay allowance from the project architect's own layout and from the applicable bye-law's minimum bay and aisle dimensions — never a generic figure carried from another project.
- Ramp gradient and length. Gradient limits, transition slopes and clear headroom are prescribed. A steeper ramp is not a design choice.
- Turning radius and aisle width. These determine whether a level is usable at all.
- Basement extent vs setbacks. Some regimes permit basements to extend closer to boundaries than the tower; some do not. This single clause can change basement efficiency by 15–25%.
- Excavation depth, water table and shoring. Each additional basement level typically costs more per sq ft than the one above it, and adds programme.
- Fire tender access, refuge and services. They occupy the same ground plane you wanted for parking.
Worked illustration (assumptions only)
Site: net plot 20,000 sq ft. Permitted FSI 2.0 → 40,000 sq ft. Average unit carpet 800 sq ft, loading 25% → saleable ~1,000 sq ft; assume ~34 units after efficiency losses. Assumed standard: 1 bay/unit + 10% visitor → ~38 bays.

Read the table as a method, not as data. Every number is an assumption to be replaced by the project architect's layout and the local bye-law.
Where the money leaks
- Second basement built for a handful of bays. The marginal cost per bay on a partly used level can exceed the marginal revenue from the units it unlocks. Test it explicitly.

FAQs
Is parking area counted in FSI? In many Indian regimes designated parking areas are excluded from countable FSI, but the exclusion is conditional and jurisdiction-specific. Verify the clause of the governing regulation for the plot, on its current date.
Can I sell parking bays separately? Treatment of parking as a separately saleable asset has been litigated and is regulated. Take legal advice for the relevant state before modelling parking revenue.
How early should parking be tested? Before the land offer. A parking-capped scheme is a lower-value site, and the discount belongs in the bid, not in a later redesign.
Does podium parking help? Sometimes — it avoids excavation but consumes ground-plane area, may count differently for FSI and height, and changes the elevation and marketability of lower floors.
